Getting Started

The best first step is a conversation. Before you start scrolling listings or driving through neighborhoods, meet with Krystal Ruggiero about what you're looking for including your lifestyle, your budget, your timeline. Every buyer's journey is different, and having a local expert in your corner from day one makes all the difference.

Yes! A mortgage pre-approval tells you what you can afford to spend on a home and signals to sellers that you're a serious buyer. In a competitive market like the southwest suburbs, having that pre-approval letter ready can be the difference between getting the home you want and losing it to another offer. This depends on your loan type. Conventional loans typically require 5–20% down, while FHA loans can go as low as 3.5%. Don't forget to budget for closing costs, which usually run between 2–5% of the purchase price. Finding Your Home

That's one of my favorite questions to help answer. We'll look at your daily commute, your family situation, what you love to do on weekends, and what kind of neighborhood feel you're after. Then we'll start narrowing it down. I've lived and worked in this area for years. I know these streets, these neighborhoods, and these communities personally.

It varies. Some buyers find their home in two weeks; others take two to three months. The key is being clear on your must-haves versus your nice-to-haves, staying in close communication, and moving quickly when the right home comes along. I'll set you up with real-time listing alerts so you never miss a new opportunity.

Making An Offer

This is where having a local agent is invaluable. I'll pull recent comparable sales in the neighborhood. This is called a Comparative Market Analysis (CMA). With this we will know exactly what the home is worth. From there, we'll craft an offer that's competitive but also protects your interests. I'll advise you every step of the way.

It happens, especially in sought after areas like Homer Glen and Bolingbrook. In a multiple-offer situation, price matters, but so does the overall strength of your offer. Things like your pre-approval, flexibility on closing dates, and how the offer is structured all play a role. I'll help you put your best foot forward without overpaying.

Exciting times! Once your offer is accepted, you'll typically have a window to complete a home inspection, finalize your financing, and review any disclosures. This is called the due diligence period, and I'll be right there with you to make sure nothing gets missed.

Closing the Deal

Closing is the final step! It's when you sign the paperwork, funds are transferred, and the keys are officially yours. In Illinois, closings are typically handled by a title company or real estate attorney. You'll want to bring a valid ID and a cashier's check or wire transfer for your closing costs. The whole process usually takes about an hour, and by the end of it, you're a homeowner.

From pre-approval to closing, most buyers are looking at 45–90 days, depending on the market and loan type. The more prepared you are going in, the smoother and faster the process tends to go.
